Agreement made this twenty third day of day of May onethousand eighthundred fifty three Between Anthony Baney of the first part and George C White of the second part. Whereas the party of the second part by Lease of even date herewith devised & Let to the said party of the first part the House and premises known as number (534) Five Hundred thirty four Sixth Avenue in the City of New York, and whereas under the said Lease the said party of the first part has claimed the privilege of removing the front window, window blinds & store door of the first story & has promised to restore the same in as good order and condition as the same were at the time he took possession [now?] party of the first part in consideration of the premises covenants & agrees that he will at his own expense at-or-before the expiration of the term mentioned in said Lease or other some determination of the term [?] replace & restore the said window, window blinds & store door with the bars & bolts and locks in good order & condition as the same were in at the time the same were in at the time the party of the first part took possession of said premises

This Indenture, made the twenty third day of May - one thousand eight hundred and fifty three BETWEEN George C. White of the City of New York of the first party and Antana Ba ney of the same City. Butcher _________ of the second __part, Witnesseth, That the said party of the first part hath letten,and by these presents dothgrant, demise, and to farm let, unto the said party of the second part, All that [certain?] [?] Lot of Ground now known as number five hundred and thirty four (534) SixthAvenue in the City of New York ____________________

with the appurtenances, for the term of four years ____ from the first _ day of May _one thousand eight hundred and fifty three at the yearlyrent or sum of Six hundred and seventyfive Dollars to be paid as follows [?] monthly in advance, and the remainder [?] the rent of the dwelling part of the house to be paid in equal quarter yearly payments. And, it is agreed, that if any rent shall be due and unpaid, or if default shall be made in any of the covenants herein contained, then it shall be lawful for the said party
