I have enclosed for your review the following items: 1. investment highlights; 2. the offering procedures; and, 3. the financial statements of the target property. You will see in both the highlights and the financials that the property is projected to generate a cash flow of $4.7 million for 1987 (See Page 3). You should also note their intention to only sell this property to "a bonafide minority person or group who will be able to provide NBC with a tax certificate" (See Page 4, Paragraph 1). INVESTMENT HIGHLIGHTS WKYS (the "Station") is the top-billing FM radio station in the Washington market. It is a 50,000 watt station licensed to operate in Washington, D.C. at 93.9 megahertz. The Station was acquired by National Broadcasting Company ("NBC") in 1947. WKYS and the Washington, D.C. market offer an attractie opportunity in radio: WKYS has a significant presence in the Washington market. Its identity has been established by the strength of its radio personalities, who include Donnie Simpson and Melvin Lindsey, its high-profile community service activities, and its preeminent position as the leading Urban Contemporary station in the market. The Station attracts a highly sought after demographic group of listeners. In the Spring 1987 Arbitron ratings, WKYS ranked #1 in the following age groups: 12+, 18-34, 18-49, 25-49, and 25-54. WKYS consistently has achieved strong ratings and financial results. With the exception of Winter '86, ratings (Arbitron) have remained above 7.0 for 12+ Metro shares since Summer 1981. Operating profits have grown from 1981 to 1986 at a compound annual growth rate of 19%. WKYS had operating income of $3.4 million in 1986, which is projected to increase to $4.5 million in 1987, and broadcasting cash flow of $3.6 million in 1986, which is projected to increase to $4.7 million in 1987. -2-
