Mr. E. H. Grandy:

Dear Sir: Your answer to relinquishment add at hand and will give details to the best of my ability. The land is situated on the Yuma Indian Reservation near the Colorado River in Imperial Co. known as the Yuma Project. Land just across the River is held at $250.00 per acre and their water system does not compare with ours, As to possibilities, there is no limit outside of tropical zone. Everything can be raised here that can be raised anywhere in the U. S. and, in addition, is more than a month earlier, the finest alfalfa, all kinds of grain & fruits. She has no fruit started except about 100 date Palms nearly a year old. The climatic conditions are ideal. For 8 months in the year, the balance is warmer. This piece of land is 40 acres square with one corner cut off for R.R. which will never go through. As one can see by one look, it is merely for emergency that it is held back. We do not pay for that 4 acres, but they go with the land and are all timber & cotton wood which goes to the holder as does the 4 acres to be used for anything but irrigating which is not allowed until after final proof of which requires 3 years occupancy with 15 months absence privilege. This leaves 36 acres cleared and 15 leveled ready for planting. There is fodder for 2 horses & a cow for 3 or 4 months I believe. There is no stock or machinery on the place. If she had those necessities you could not buy for any price. but she has used all her money getting this far. There is a dozen turkies and 2 or 3 dozen chickens, and plenty of milomaise for them to live on. The house is about 500 yards from center of Bard town site, school & church about 200 yards farther and, [S. P. ?], Depot about same. There is a large general merchandise store & P. O. at Bard. The water system is the Laguna Dam, best possible and as reliable as the sun. The payment for water is $1.00 per acre per year. If you come to look at the land, you must expect to see a new country just opened up, but there is neighbors in every direction. 1/4 mile distant, she holds the place at twenty nine hundred. That is less than it has cost her. The house has 3 large rooms with 2 screen porches, each 30 feet

long by 6 wide. The soil is silt loam. The house is painted green. 47 different people filed on this piece of land that shows explicitly what it is and the location is choice. You can get your ticket at the Arcade Depot in L.A. for Yuma, Ariz. which is about 6 miles from here and change for Bard. Get round trip and I will meet you at Yuma if you will let me know a few days beforehand.

BARD, CALIFORNIA 1912 D. PO. Bard, California is located in Imperial County on the Colorado river, 6 miles from Yuma, Arizona. Enclosed letters is about land for sale in that area. Back stamped Yuma, Arizona. Arizona became a state Feb 14th, 1912.
